Frequently Asked Questions


Is Kiwi Offices a co-working space with a membership or subscription?
No. Kiwi does not offer coworking and there are no membership fees. It’s a modern version of traditional Landlord/Tenant model. Tenants have property rights that members or subscribers don’t have. The latter can be terminated very quickly.

Is it like Regus? or other executive offices?
No.  There is no onsite staff to micro-manage you.  Kiwi is a modern and flexible version of traditional office space designed for small users with the added bonus of two essential amenities, enhancing space efficiency. We offer conference and break rooms, so that tenants don’t pay rent on space they only need and use periodically.  We are the landlord/owner, whereas most if not all other providers of executive offices and coworking spaces are tenants themselves.  This means we manage and control the property. We are not depending on a landlord to fix issues. There are no middlemen.  This might not seem important when you are looking for space but it will matter once you become a user.

How will I be charged for space?

You will pay rent on the first of each month like any regular real estate lease.  That’s it, there are no additional fees or charges.  We don’t provide a menu of additional services and we don’t send out billing or invoices.  You know what your bottom line costs are and you don’t have the fear of being billed for things you don’t need or use. It’s a very simple formula.

What is included in the rent?

How many people can use the office suites?
We have offices in a range of sizes and configurations for one, two or more people in a Studio Office. We also have multi-room suites that are perfect for teams.

Are all the suites furnished?
Many of our suites are furnished.  We offer unfurnished suites for tenants who don’t need furniture because they have other requirements.  It’s based on a specific tenant’s needs.

What are the office spaces like?
Our spaces are very clean and freshly painted. We use tile carpets which not only give a higher end feel but in the event there is spillage or damage it makes it more efficient to change out one or two tiles, instead of having to completely re-carpet the entire suite. These savings are passed on to our tenants.

What if I need more space mid-lease, can I upsize or downsize space?

One of the benefits of leasing with Kiwi Offices is that we provide flexible solutions and an array of sizes to suit your business needs. We accommodate downsizing and upsizing without penalty, provided we have availability to meet your new size requirement.  If not you get first dibs on suites as they become available. Downsizing does not mean you can cancel a lease.

Is there access to office equipment?
No. We do not have any equipment. Tenants bring their own desk top printers and copiers etc.  This also differentiates us from executive offices and coworking spaces as they charge extra for these services.  

Do you provide coffee and refreshments?

No. Our break areas have a kitchen sink, cabinets, a Keurig coffee maker, a micro-wave and a large fridge but we do not provide the coffee and sundries.  Our break room sinks have filtered reverse osmosis water taps so you get very clean drinking water and you can actually taste your coffee. Many tenants fill there water bottles as the reverse osmosis water is free from all contaminants.
How do the Conference rooms work? How do you book them? How much does it cost?
There are two conference rooms.  There’s an online calendar booking system. Tenants get an invite to this private calendar. You book the room for the day and time you need it and your assigned door code will give you access to the respective rooms.  There is no additional cost. It is included in the rent.  Some tenants will use the rooms last minute without booking but they do so at their own risk in the event another tenant walks in for their reservation.

Do tenants have access on weekends?
The building locks up in the after hours and on weekends. Your assigned door code will give you access 24 hours, 7 days a week. We also provide guest codes for tenants so that their clients or visitors can access the building entrance during off hours.  These access codes can be changed on demand.  This saves tenants on re-keying costs.

Is there a building directory for visitors?
Yes. There is a large touch screen directory that lists each tenant by company name and personal name if desired.  This is included in the rent. Tenants can also advertise on the directory for an additional cost.

Do I need to get separate internet service?
No. We provide hard wired internet. Each suite has an ethernet plug. Tenants can plug directly into the plug or install their own router to set up their own private WiFi.   The conference rooms and break areas do have house WiFi.  Tenants are advised to use the hard wired service in their suite as the house WiFi doesn’t provide the same level of protection.

How does FedEx, UPS and the US Post Office deliver mail and packages?
Carriers like UPS and FedEx will deliver to your suite door direct.  Every suite has a USPS mailbox. These mailboxes are located outside of the front entrance of the building (like condo mailboxes).  The mail is delivered to the tenant’s mailbox by a USPS carrier. Each suite has an assigned mailbox but the actual mailing address is determined by the suite number.  So the landlord is not involved in handling any mail, unlike most executive offices and coworking spaces.  

If I decide to lease space what do I have to do to move-in?
These are the three major steps:
  • Sign a Lease (online execution).
  • Pay two months rent as security deposit and the first month’s rent on lease execution (online payments).
  • Provide a Certificate of Insurance naming the landlord as an additional insured. If you don’t have insurance, you should. Annual policies are typically under $500/year and they protect you and your business.  We can provide a list of brokers. This is money well spent whereever you decide to rent.

How flexible are your lease terms?
We offer month-to-month leases with a minimum 3 month term. Most tenants will sign a one year term.  Longer terms can be negotiated if needed.

How do lease renewals work?
Our lease has a built-in automatic renewal clause for an additional one year term with a 3% increase in the rental rate.  This allows for smooth continuity, trust and transparency for tenants who wish to stay and an easy and clear exit for those who wish to leave.  If the tenant wants to leave they just need to give Notice of Termination one calendar month prior to the anniversary date.
